Selling a home in the Oklahoma City metro
A good sale comes down to price, preparation and presentation, then careful negotiation. Here’s how I handle each part with you.
How I sell a home
Price from the evidence
I build a comparative market analysis from closed sales of homes that compete for the same buyers, adjusted for real differences in size, condition and location. Active listings show your competition; expired listings show where buyers said no.
You get a likely price range, a recommended list price, and every sale behind it, including the ones that argue for a lower number.
Prepare what buyers notice
We walk the home together and sort a short list: what to fix, what to clean or declutter, and what to leave alone. Not every update pays for itself, so we focus on what buyers see and what inspections are likely to flag.
Launch with professional photos
Most buyers meet your home online first. Photos happen after prep, then the listing goes to the MLS, which feeds the major home search sites.
Market it directly
Social posts and ads run under Facebook’s housing ad rules, open houses promoted ahead of time, private showings, and outreach to agents with active buyers.
Compare offers by your net
The highest price isn’t always the best offer. I lay offers side by side, including financing, closing costs, inspection terms, appraisal risk and timing, with your estimated net for each.
Handle inspection and appraisal
I negotiate repair requests and appraisal results with you, and keep the deal moving to closing with the title company and the buyer’s lender.
If the market shifts while you’re listed, we set a review date up front, so any price change is based on showings, feedback and new sales.
Common seller questions
How accurate are online estimates?
They’re a starting point. Automated estimates can’t see condition, updates or layout, and they can miss the most relevant sales. A comparative market analysis starts from the sales most like your home.
What does it cost to sell?
Common costs include brokerage compensation, title and closing fees, your share of prorated taxes, agreed repairs and any concessions you offer. Brokerage compensation is negotiable. You get an estimated net sheet before you list and with every offer.
Should I accept a VA or FHA offer?
Often, yes. These buyers are well qualified, and their appraisals also check basic property standards. I’ll explain what that means for your home before you decide.
Selling because of PCS orders?
We plan the sale around your departure date, including what happens if you’ve already moved. Signing and closing can often be handled from a distance. More on PCS moves
See what your home could sell for
I’ll prepare a pricing review for your home and go over it with you, in person or by phone.
“Joey was supremely patient with us through the entire process. And he stayed in communication with us on every aspect of the sale. Nothing was left in the dark. His assessment of our property and its value was right on target.”
Request your home value
You’ll get a price range built from recent closed sales near you, the sales behind it, and a conversation about your home. No obligation to list.
